Biggest Mistake Sellers Make

One of the biggest mistakes that sellers make is that they fail to get their house into ‘selling shape’, and believe it or not, this can make the difference between a property selling or not selling. Many sellers overlook the small details that can make that difference, because they are so used to living there and don’t understand what a potential buyer really looks at and sees.

To get a house in ‘selling shape’, start with the outside. Make sure that the yard is picked up and there is no clutter or trash around. If you have been working out in the yard, put the tools away wherever you store them. Make sure that the grass and trimming has been done and is kept up. If there is pressure washing to be done, have it taken care of. Make sure that any broken windows or torn screens are repaired. Visually look at the outside of the house from a prospective buyer’s eye. This often can be hard to do, because we are so used to living there and doing the things that we do on a daily basis and it’s very easy to overlook things that might turn a potential buyer off.  

Inside the home, again make sure that it is in show condition by picking up in every room. Have the beds made and don’t leave clothes lying around on furniture. Check your closets, and if they are stuffed, take out what you are not using on a daily basis and put those items in storage in another area of the home. Remember that closet space is very important to a buyer. If you have a bookcase make sure that the books and whatever else is there is neat, in order and in its place. Often times, people have their books going every which way, and it makes it look messy. Remove any dishes from the sink, making sure that the kitchen is neat and clean.

It is so important that the home is neat, clean and tidy. If it is not clean, your buyer is going to think that if you don’t keep it clean, then there are most likely other things regarding the maintenance of the home that have not been taken care of as well.

These are little things, but they are critical, when it comes to selling a home.
