RADON - IMPORTANT TO TEST FOR

Radon is a phenomenom that can occur in any home. Radon is a colorless, naturally occurring, radioactive noble gas that is formed from the decay of radium. It is one of the heaviest substances that are gases under normal conditions and is considered to be a health hazard.
It has been reported that Radon causes 21,000 lung cancer deaths annually in the United States and is the sixth leading cause of cancer overall.
Most people are more familiar with it from dealings in real estate up north, but it is something that we find is being tested for more and more down here in Florida.

It’s not only a good time to buy Greater Naples Real Estate, it’s a great time to buy. The market is jammed with incredible deals and many are not of the ‘short sale’ nor pre-forclosure variety.
An interesting statistic that recently came to light is that fully 26% of all international homebuyers invest in Florida real estate. We here in southwest Florida are poised and taking advantage of that. So far this year, our team has been selling extensively to the Canadians as well as the Europeans and there is no end in sight with the current inventory levels that we have. The overall picture keeps getting better and better as more sales are taking place monthly.
It truly is a great time to buy!

Sometimes we have a customers ask you about whether we have to disclose material facts about a property? What happens if someone has died violently and we know about it, must that be disclosed?
There is a Florida Statute Title XL Real Personal Property Chapter 689 Conveyances of Land and Declarations of Trust that addresses this very issue and others. It is quite specific in 689.25 about property that was inhabited by an HIV infected person, but with regard to other issues there seems to be a lot of grey areas.
Since the statute doesn’t seem to be too difinitive with respect to murder, suicide or the like, probably the best policy is to Disclose…Disclose…Disclose. After all we sure would want to know of any strange happenings in the property that we were…
