GOOD NEWS FOR MEDITERRA HOMEOWNERS

The following article appeared in the Naples Daily News late last week and came as great news for Mediterra homeowners who had long worried about the future of their club and golf course. That coupled with the previous news that London Bay had purchased from Bonita Bay the remaining buildable lots in the community and will be marketing them should but nervous residents at ease.

MARKET CONTINUES TO GAIN STRENGTH

sales-up_400The Naples Area Board of Realtors (N.A.B.O.R.) just released their Sepember statistical report as well as the third quarter report. As we've been saying all along, it has been a strong summer selling season with buyers trying to take advantage of the large inventory and low price points. The under $300,000 price point has absolutely been on fire and overall available inventory decreased by 14% in the third quarter.

Condominium sales have been significantly stronger with pending sales up 159% in September compared with September 2008. Also for the past six straight months pending sales in the $500,000 to $1,000,000 category have increased which means that the higher end market is beginning to rebound.

FORECLOSED PROPERTIES DOWN IN SOUTHWEST FLORIDA

foreclosure-florida010_400An article in the Naples Daily News Thursday reported that foreclosures had slowed down in Southwest Florida.

In September, there were 1,068 filings in Naples/Marco Island which translated to one in every 180 households. The figure was down 6.07% from the month prior and 18.47% from one year ago. Collier County was sixth nationally for the forclosure rate, with Lee County ranking 2nd.

Florida along with California, Nevada, Illinois and Michigan made up more than 60% of the total activity in the third quarter. Those five states accounted for 579,541 filings in the quarter. Nevada continues to reman atop the nation in filings with one in every 23 households.
