            <title>CHINESE DRYWALL ISN'T JUST FROM CHINA!</title>

During the building boom of the mid-2000s, drywall was at a premium and builders imported a ton of it from overseas and South America. Manufacturing plants in the United States also imported a lot of the material compounds that goes into the making of drywall and, unknown to them, that also was a problem. Much of that material contained the bad compounds inherent in bad drywall. Therefore what is commonly referred to as 'Chinese Drywall&quot; can also be American Drywall as well!

The problems with bad drywall are many. For starters the wiring in the walls will corrode leading to the corrosion and failure of air conditioning units. Piping and silver jewelry will turn black and there can be a distinct smell of rotten eggs.

There are known health problems associated with tainted drywall. It can effect the respiratory system through irritation, people can get recurrent headaches and nosebleeds, coughing and difficulty in breathing as well as asthma attacks. The health risks are just now being studied.

The remediation of tainted drywall is another area that is being studied, and to date, there is not enough information to suggest that remediation can be totally sucessful.

In my opinion, the key is to stay as far away as possible from known tainted drywall communities!

            <title>SOMETIMES IT'S NOT WHAT YOU MIGHT THINK</title>

One of our buyers recently purchased a first-floor condominium in the small low-density community of Sherwood off Davis Boulevard. 

When the buyer and I first looked at the condo we noticed that it was in excellent shape. Upon further inspection I noticed that the cabinetry in the kitchen seemed brand new and unused. I also noticed that the ceiling and kitchen walls had been freshly painted, not alarming, but there seemed to be something more to what we were seeing.

After talking with the listing agent, he disclosed thast the unit directly above had sustained a water leak from the washing machine that in turn extensively damaged the ceiling and some of the walls in the unit below, so much so that the entire kitchen cabinetry had to be replaced including all new drywall. The bill totalled over $14,000. As part of the inspection prior to closing, I ordered a defective drywall and mold test. Both came back negative.

It did however get me to thinking as to who was responsible for the repairs. The answer is that despite the fact the the upstairs homeowner caused the problem, the homeowner below and his insurance company were responsible for the repairs, something that you wouldn't necessarily think would be the case. But that is the fact remains it's true. One option is in that case that you could file a claim for drywall damage with your association's insurance company as well.

The key to a situation to that is to make sure to have adequate homeowner's insurance that far exceeds just contents coverage!

            <title>TIME TO CHECK YOUR HURRICANE INSURANCE COVERAGE</title>

The Atlantic coast hurricane season lasts from June through November, 
with the likelihood of storms peaking from August to October. The East 
Coast and Gulf Coast are most at risk, though damage from wind and rain 
can extend well inland.

Homeowners should assess insurance needs long before a hurricane makes 
landfall. Most insurers wont issue policies when a storm is imminent. 
The cost of hurricane insurance depends on a number of factors including
 where you live, what your house is worth, and how high a deductible 
youre willing to pay. Certainly now is the time to evaluate your coverage and see whether changes need to be made.

You need to check the fine print in your policy to make sure that what you think is covered is covered. Hurricane-mitigation improvements, such as storm shutters and secondary 
water protection (essentially an extra layer of water-proofing between 
shingles and the roof sheathing), can lower the cost of hurricane 
coverage.

It comes down to risk tolerances. What does your policy 
cover? Where do you live, and what is the risk youre facing? What can 
you afford? And how much risk are you comfortable with? Those are the 
questions you need to ask when youre deciding on purchasing more 
coverage.

            <title>CHINESE DRYWALL HAS BECOME A MAJOR ISSUE</title>

Chinese drywall issues have become a real concern in homes and condominiums that were built or remodeled between 2001 and 2008 all around the country. The source of the concern is the outgassing or vapor emissions of some of the chemical compounds that could pose as a health hazzard, not to mention the corrosion of wiring and destruction of appliances and air conditioning systems.

Initially it was thought that the problem existed only in three state, Florida, Louisana and Virginia. As it turns out, 30 other states have now identified the problem and there may be more as well.

If you suspect that you might have a problem, it will require a two-step process. First the drywall would need to be visually inspected&nbsp;to check for corrosion of metal or the blackening of certain metal elements touching the suspected drywall. Second you would need to have the inspection support signs of evidence or other chacteristics associated with the Chinese drywall problem.

If you are purchasing a home or condominium, you should receive an addendum relevant to Chinese Drywall disclosures. As always, make sure that you hire a reputable firm to do the inspections. As with all problems, scams appear&nbsp;in the form of&nbsp;a problem solver, so be careful and investigate thoroughly.
