We are often asked about family-oriented communities in the greater Naples area and one of the first ones that comes to mind is Pebblebrook Lakes.

Located off Immakolee Road and at the corner of Collier Boulevard, Pebblebrook Lakes is as good of a family-oriennted community as it gets.  With only 350 family homesites, Pebblebrook Lakes consists of both single family homes as well as spacious coach homes.

The Whalen Public Relations Group recently announced that the Club at Olde Cypress sold 65 memberships in the first 3 weeks of the new Preview Golf Membership program. 

This program is currently available through the month of December and for $5,000 allows a member to have full access and unlimited use of the 18 hole par 72 P.B. Dye championship golf course, the practice facilities, including putting greens, chipping areas and the driving range as well as the tennis facilities.

Over the years, I have sold a number of homes in the Toll Brothers community of Aviano at Naples.  This past summer, I sold a wonderful home to a couple from the United Kingdom in their latest gated community, Firano at Naples.  We are now in the process of renting it for the 'season'.

Firano at Naples has been on fire lately as new home sales are surging.  It has been reported that new homes sales rose by 71% over the same period last year.  One would certainly expect that the surge is attributed to the immense perception of value in the greater Naples area.

 Marbella Lakes is a new GL Homes built community that started construction in 2009 is now nearing completion. Originally planned for 490 units made up of single family homes and carriage homes, to date 390 have been sold and they are moving quickly.

The community is located off Livingston Road as you heads north, just prior to Avaino at Naples, the Toll Brothers built community. The location is outstanding putting you close to downtown Olde Naples and the beaches, as well as the Pine Ridge area that has literally become the heart of Naples. The new developer for Traditions at Grey Oaks, part of the Collier Group, just released their new pricing on units built by the previous developer.

Currently there are four buildings that have been been built, each housing four units two upstairs and two down. The upstairs units utilize the Muirfield floor plan, while the downstairs units utilize the Augusta floor plan. Building A-3 is completely sold out.

Prices on the units with absolutely no negotiation possible range from $575,000 for a downstairs unit to an upstairs  furnished model unit at $825,000. (That unit sold yesterday the minute the price points were announced).

Out of the 16 available units, 9 have been sold. It will be interesting to see how the new prices are received.

Having lived in Naples and worked real estate for the past 20 years, I have literally been in every community, both gated and non-gated, in the greater Naples area.  One of my all-time favorites for a variety of different reasons is Hawksridge. 

Hawksridge is an low-density gated community located in what is now  considered the heart of Naples off Airport-Pulling Road on the west side.  There are just shy of 100 homes in the complex consisting of both single family homes as well as very spacious coach homes.  For amenities, the community boasts a community pool with a small clubhouse and exercise room and several tennis courts.  The feeling that one gets there is not only a sense of security and intimacy, but a very peaceful and quiet setting.
