NAPLES, Fla. (Feb. 1, 2012) – Judy Green, President and CEO of Premier Sotheby’s International Realty, announced today that the luxury real estate brokerage achieved sales of more than $1.7 billion through the end of 2011, an 18 percent increase from the same period in 2010, solidifying its position as Naples’ and Southwest Florida’s leading luxury real estate firm.


With the largest market share of properties sold for more than $1 million ─ more than its next two competitors combined ─ Premier Sotheby’s International Realty is the largest luxury real estate brokerage in Southwest Florida. According to the most recent Real Trends 500, the leading source of analysis and information on the residential brokerage industry, Premier Sotheby’s International Realty enjoys the highest average sales price of any brokerage in the state. Last year, the firm was involved in half of all sales in Naples over $10 million.


The company, with more than 450 associates, also experienced considerable expansion in Southwest Florida, opening new locations in Sanibel, Captiva and Clearwater. Most recently, the firm announced their newest office in Lakewood Ranch near Sarasota, scheduled to open in March, for a combined 18 offices along Florida’s Gulf Coast.


Green attributes the firm’s growth and strong sales to various factors, among them the stabilization of the market and consumers becoming more confident in the real estate market than the stock market. “People are taking stock in Naples real estate,” she said.


Inventory numbers from the Naples Area Board of Realtors speak to the trend and indicate a dramatic decline of supply from the March 2008 peak of 37.6 months of inventory to a current supply of 9.6 months.


“The positive optimism that began in earnest last year is being carried over into the new year.

If ever I could join a club for the sole purpose of entertaining clients, it would be the Players Club at Lely Resort. But alas, one must be a property owner in Lely Resort to be considered for membership...so that theory is totally out!

Lely Resort is a Stock-built golfing resort community equidistant between Naples and Marco Island and is in their final building phase. It has been named the community of the year for four years in a row. It is a community that has been very well received over the years and sales have been strong even during the real estate down turn and remain so today.

The Players Club and Spa at Lely Resort provides a tropical atmosphere as opposed to the normal golfing atmosphere typically found at other golf club communities in Naples. That is not to speak poorly of those communities, but it certainly differentiates Lely Resort from the others.

One of my favorite Naples Communities has always been Windstar on Naples Bay primarily because it is the only community of its kind in all of Naples. Windstar combines a Audubon Tom Fazio designed championship golf club with a beautiful marina and Yacht Club with direct access to the Gulf of Mexico through Gordon Pass less than a mile away.

The community is also the only one with its private Gulf Shore Beach Club on Keywaydin Island and a shuttle servicing residents from its private dock. The marina and yacht club houses 72 deep water slips and has its own dockmaster.

            <title>MORTGAGE RATES HIT RECORD LOWS AGAIN   </title>

Despite the fact that the mortgage hit another record low, the eighth record low for the past year, there were few people taking advantage of it. The issue is that most all who can afford to refinance or purchase have already done so, that coupled with the fact that it is extremely to qualify in many cases.

The old record set just one week ago was 3.89% for an average 30-year fixed rate mortgage. Thge new record set this past week is now 3.88% just ticking down slightly from last week and enough to set the new record. Records for mortgage rates date back to the 1950's.

Interestingly, the rate for a 15-year fixed mortgage rose slightly from its record set last week to 3.17%.

            <title>MORTGAGE RATES HIT ALL-TIME LOWS AGAIN!</title>

Two weeks ago last week, the average rate on a 30-year fixed mortgage fell to a record low of 3.91 percent. After bouncing up above 4 percent briefly last week, the average rate again hot the record low established two weeks ago.

The 15-year average rates were down to 3.23 percent, and although down this past week, it remained higher than the record low set several weeks ago of 3.21 percent.

Always at issue is the fact that few people qualify to take advantage of these low rates because of the high unemployment &nbsp;and flate wages. There is also the fact that many people are scared to invest in a home at this time fearing that the home could well loose value over the next couple of years.&nbsp;

We all know that the rates will eventually rise, and for those who can take advantage of the current rates, they would be well advised to do so.&nbsp;

            <title>NABOR (NAPLES AREA BOARD OF REALTORS) RELEASES NOVEMBER STATISTICS</title>

NABOR, the Naples Area Board Of Realtors, just released the statistical data from November which adds to the fact that the upcoming season is looking extremely promising.

Inventory continues to decline and both pending and closed sales showed significant increases over the same period last year. The available inventory decreased by 16% compared to one year ago.

The median closed sale price for properties above $300,000 is up 18% over last year and has topped $600,000 compared to $513,000 for October last year.

Dr. Lawrence Yun, the Chief Economist for the National Association of Realtors, recently stated that he believes that the South Florida area should see at least a 10% increases in prices duriing 2012. He now sees the market as overcorrected because homes currently are selling for less then the cost to build new.
