Estate Market. MARKET SNAPSHOT "High Season" has officially ended with Easter coming
and going, but the pending sales continue right along.
If you look at closed sales year-to-date comparing
2007 with 2008, we are just slightly ahead of 2007,
which in my opinion is not all that bad considering the
state of the economy and all the negative press that
we have been getting. What seems a bit disappointing is the fact that the Europeans have not been here in season in any great numbers. Yes, there have been units sold to Europeans, but not the numbers that one would normally expect, especially since the Euro is so strong against the Dollar. The theme seems to be rather consistant and that is that they are waiting to see what shakes out with regard to the upcoming November elections and also worry about the strength of our economy. What is encouraging is the fact that the Canadians have been inquiring, coming to Naples and writing contracts. We are making appointments throughout the Summer and are very encouraged about the prospect of a strong sales period in a normally weaker area of the year.

guessed that Bonds and home loan rates would
continue on such a volatile course. But let's get bold,

the coming week might have in store. NEW IRS RULE MAKE PROPERTY SWAP EASIER The Internal Revenue Service has handed investors
and second-home owners a new gift in the form of a
safety net that provides a "safe harbor" for taxpayers
who wish to swap the property via a Section 1031 tax-
free exchange even though they have enjoyed
personal use of the property. PROPERTY TAXES Look for another property tax reduction attempt from
Florida's Taxation and Budget Reform Commission,
which will probably place a constitutional amendment
proposal on the ballot. Two different tax-cutting
proposals have received tentative approval so far, but
only one is expected to survive and go before voters in
November. SHOPPING FOR A MORTGAGE The troubles in the subprime mortgage market have
led to tighter standards for all borrowers. Buyers and
refinancers with sterling credit records won't feel the
pinch. But lenders have reined in their underwriting
rules for borrowers with less-than-perfect credit and
for those seeking nontraditional loans that require a
low initial payment or little verification of income. Now,
rising home prices can no longer serve as the
