The Process of Selling your Naples, Florida Home
My job as your Realtor is to completely understand your real estate goals and objectives when it comes to selling your property, and make sure that we are on the same page. It is, in my opinion, the most essential part of the relationship that we will initially have. You, the client, need to effectively communicate those desires to me, so that I can assist you, in the most expeditious way possible.

As your real estate professional, once I understand your goals, my commitment is to sell your home at the highest price possible, in the shortest amount of time and with the most favorable terms possible.
With regard to the pricing of your property…
I fully understand that, for a seller, the pricing of a home can be difficult to undertake objectively. However, the listing price is the most important item in the sale of your home. It is my job to help you understand the current market conditions, which are so very important in determining that price point. An overpriced home will do neither of us any good.
I would ask that you allow me with speak very candidly, so that I can truthfully explain market conditions, and what is needed to get your home sold. I will put together a complete market anaylsis for your property, and explain in detail how recent home sales affect pricing.

Getting your home ready to sell…
"Staging a home" is the catch-phrase for getting a property ready for sale. Sometimes it can just be simple things, like making sure that the property presents itself well, with regard to the inside and out. There are other times that you might need to do minor repairs that will help in the sale.
Starting with the home inside, you need to be sure that it is clean and tidy when being shown. You'll also want to keep the outside property grounds well manicured to give it that all-important excellent curb appeal. Interesting enough, it can be the smallest of things that either excite a buyer or turn them off.
The marketing of your property…
Now that your home is ready to sell, it is my responsibility to effectively market the property and to expose it to the maximum amount of potential qualified buyers. I will prepare a full marketing plan to present to you, using a variety of techniques and strategies. Again, my goal is sell your property at the highest price, in the shortest amount of time, and with the most favorable terms possible.
Offers and counter-offers…
Customarily, a potential buyer will submit an offer through their real estate agent, and when that offer arrives, it is my job, as an experienced real estate professional to present the offer to you. We will discuss a full range of strategies, which will help in you in making the decision of how you will respond or counter that offer.
The art of negotiation is extremely important in this part of the process, and it is here that I pride myself in being an expert. Once negotiations are final, and a successful conclusion is reached, all parties will sign the agreement, an initial deposit will be given, and the contract will become executed.
The home inspection…
It will be the responsibility of the buyer, at his discretion, to have a licensed company perform an inspection of the property in a given amount of time. In Collier County, that inspection must occur within 15 days of an executed contract, and depending upon the results, it is totally up to you as the seller to decide whether if you will fix any requested items. Should the buyer deem the repairs to be major and unwilling to accept the property in the condition shown, or participate in the repairs, they may exit the contract. Again, this is also part of the negotiation.
The closing…
The closing is where the property ownership transfers and actually changes hands. In the state of Florida, in most cases, it will be the buyer who will choose the closing attorney, title company, or closing agent. Title companies are usually the closing agent of choice, more so than real estate attorneys. I feel that it is in my client's best interests to attend their closing, to help ensure a smooth transaction.
The follow-up…
Part of my service to you as a seller is to follow up with the new owners to help them make a smooth transition, even though they might have another Realtor. I have, at my disposal, unlimited resources which can help in the endeavor.
